Downpayment Assistance Programs

The Borrower’s Assistance Program (BAP) is funded by the City of Holyoke through HOME funds and administered by the HHA.  This program intends to assist first-time homebuyers who are purchasing a single-family home in Holyoke with downpayment/closing costs up to $4,999.

To date, the HHA has assisted over 150 first-time homebuyers since the programs inception.

To be eligible for assistance, the borrower must meet the following criteria:

  • Be income eligible-not make more than 80% of the area median income,
  • Be a first-time homebuyer-have not owned a home within the past three years,
  • Be purchasing a single-family home in the city of Holyoke,
  • Have completed a HUD approved first-time homebuyer education workshop series,
  • Be in need of BAP assistance in order to purchase a home (ie. Assets will not be sufficient for purchase),
  • Be purchasing a home with a purchase price at or below $271,000 (effective July 1, 2023)
  • Have a Debt-to-Income Ratio within program limits of 30/43%

If the borrower remains in the home for five years, the loan is forgiven.
